Here’s some information to help with your stay. Please familiarize yourselves with it before check in. Also, be sure to share this page with all your group members.

On the way

We are excited to host your group, safe travels!

If you need to stock up on groceries, ice, and supplies, there are a number of places very close by on your way. On US 75 in Anna and Melissa are Super Walmarts. Also in Anna is our beloved HEB Superstore - if you’ve never shopped at an HEB, you’re in for a real treat! Grab some of their BBQ!

Also, there is a Buc-ees at US 75 in Melissa - this is a must stop for some time during your stay! We do love Buc-ees!

There are lots of fast food places near US 75 in Anna, Melissa, and McKinney.

NOTE:
Construction in the new Century Farms housing development nearby may have detours in place, be sure to observe the signs. Helen Ln/County Road 971 may not be available, in that case enter on Century Farms Drive, make a left on Saffron Dr, then turn onto 971.

Directions from northbound US 75

1. Take exit 43 onto Laude Howell Pkwy/Weston Rd
2. Go NW on through Trinity Falls subdivision
3. Becomes County Road 206
4. Continue 1/2 mile past Chambersville Methodist Church
5. Turn right onto (Century Farms - Helen Ln) County Road 971
6. After crossing creek look right for the red barn and white rail fence
7. Turn right onto concrete driveway, marked 7122 and 7124 on fence at entrance

Directions from Collin County Outer Loop

1. If south bound on US 75 - take Collin County Outer Loop, go west
2. If east bound on Outer Loop continue to County Road 206
3. Turn north onto County Road 206
4. Continue 1/2 mile past Chambersville Methodist Church
5. Turn right into Century Farms onto Helen Ln/County Road 971
6. Exit Century Farms on asphalt County Road 971
7. After crossing creek look right for the red barn and white rail fence
7. Turn right onto concrete driveway, marked 7122 and 7124 on fence at entrance

Check-in

Check-in time is 3 pm unless you have prepaid for early check-in.
Early check-in is not always available, it depends on the calendar. Be sure to ask a week or so in advance of your check-in date to see if that option is available for your stay.

Door smart locks - code

The Farmhouse, Cottage, and Cabin have smart locks. Unique personal codes are provided to each guest to use for the length of their stay.

The door codes are set to the last 4 digits the phone number provided by the person who made the booking.

To unlock – touch the keypad to wake the lock, once pad lights enter your code followed by the # key.

To lock - hold down the # key for 2-3 seconds, you’ll hear it lock.

Parking and vehicles

River Valley Place offers guests ample parking space for cars, trucks, RVs, and trailers.

We offer two parking areas, the following diagram shows parking near the houses and court area.

Behind the Game Barn and near the Pool area there is a large parking lot with room for turning around with trailers and for parking over sized vehicles.

Security Camera

Only one smart camera is in use at RVP, it's outdoors - none are inside. The outdoor security camera is mounted on the Farmhouse porch pointing at the parking lot. It is motion sensing and only records activity in the parking area for safety. We do not review the recordings unless there is a specific need.

Check-out

Check-out time is 11 am sharp unless you have prepaid for late check-out.

Late check-out is not always available, it depends on the calendar. Be sure to ask a week or so in advance of your check in date to see if that option is available for your stay.

*** We ask that our guests depart on time because we need to begin cleaning and prepping for the next guests immediately to be ready for the next check-in at 3 pm.

Laundry

Place all soiled laundry including used bath and kitchen towels/washcloths near the washer/dryers in the respective house.

Beds

Please strip all the used beds of sheets and pillowcases only.
Leave all blankets, duvets, and throws in their respective bedrooms.

Pool Towels

Please collect all used pool towels and pile them in the pavilion or with the other laundry in the houses
.

Kitchen

Dishes
Rinse and place any dirty dishes in the dishwashers, add detergent, and start the washers.
Wipe out the sinks.
Do not put food down disposers! Remember the septic systems!

Refrigerators
Please clean out refrigerators and throw out any perishables.
Clean up any spills inside the refrigerators/freezers.
Do not remove shelves from the refrigerators - $150 fine for missing or damages.

Coffee makers
Turn coffee makers off, empty coffee pots, and toss used filters and k-cups.

Floors
Sweep the kitchen and dining area floors. Please wipe up any spills or food.

Trash
Collect all trash from throughout all house, barn, pavilion - bag and place in the dumpster near the back of the event barn.

Thermostats

On your way out, please adjust thermostats for energy conservation.

Summer/warm months
Leave on Cool mode, fan on Auto, and temp at 80 degrees.

Winter/ cool months
Leave on Heat mode, fan on Auto, and temp at 55 degrees.

Things to know - Inside

Septic Systems
Both the Farmhouse and Cottage are serviced by an on-site septic system for sewage.

Please be careful to send absolutely nothing down the drain except waste and toilet paper. No diapers, wipes, paper towels, plastic, trash, feminine products, q-tips, etc. – these items do very serious damage to septic systems.

The kitchen sinks have disposers, please use those sparingly to only clear out any minor blockage, do not grind leftover food to send it down the drain! Just put it in the trash.

Entertainment

TV, Apple TV, and DVD controllers are kept near the TVs.
Feel to connect your streaming service accounts via Apple TV.

Kitchen
Please help yourself to our coffee bar on the kitchen counter. You are welcome to use any food products stocked as you need. Please leave the rest for guests who come after you. Please remove all perishible foods on departure.

Thermostat
Feel free to adjust the thermostat to a comfortable temperature for your stay. Keep doors and windows closed.

Power Shutoff
The breaker panel in the Farmhouse is located in the utility closet where the washer and dryer are located.

The breaker panel in the Cottage is located outside near the back door.

The breaker panel for the pool and pavilion is located at the front left of the pavilion.

In case of an emergency, power can
be turned off at these locations as needed.

Water Shutoff
The main water shutoff is near the street. There are secondary shutoffs located between and just behind the two houses.

Safety Devices
There are fire extinguishers located in visible locations in the Game Barn and in the kitchens of both houses.

Both houses are equipped with smoke detectors, and carbon monoxide detectors.

Both houses feature first aid kits (Cottage – in the bathroom cabinet above the hamper. Farmhouse – in the downstairs cabinet above the toilet).

Alert us if there are issues with any of these safety features.

Free WiFi

We offer property wide, mesh based free WiFi.
Mesh WiFi routers are located throughout the property, please do not tamper with these.

By accessing our WiFi you agree to use it lawfully. Management will fully assist law enforcement in the prosecution of guests using the WiFi improperly.

Things to know - Outside

It's nature!

River Valley Place is situated on 57 acres that is bounded on the east by the East Fork of the Trinity. You are welcome to walk the meadow, nature trail, and explore the grounds - at your own risk.

In the spring and summer there may be chiggers, mosquitos, wasps, June Bugs, lady bugs, and other pests to deal with outdoors.
We provide cans of DEET repellant for our guess who decide to venture out and enjoy our grounds.
We recommend staying on the grassy areas and the meadow to avoid any possibility of encountering poison ivy or snakes (who want to avoid you much more than you may want to avoid them!).
You may see an occasional skunk, racoon, or snake wander by, no worries, leave them alone and they will leave you alone.

Gas grills

We provide our guests two gas grills. Inside the grills or in the kitchens are cooking utensils.
We leave the gas valve in the off position, so if you decide to fire it up for some hamburgers or hotdogs you'll need to open the tank valve up all the way.
When finished, please close the valve snuggly and return the utensils once the grill has cooled a bit and replace the grill covers.

Propane - let us know if the tanks run out.

Old homestead water well
You may notice a large blue metal thing inside the driveway circle. That is actually part of an old boiler, perhaps off a tractor or other machine.
It covers the old, hand dug well used by the original homesteaders. For your safety please keep away from it, and keep children from climbing on it or trying to open! It’s just a hole.

Pool

Use the pool and hot tub at your own risk.

Follow all posted rules. Do not tamper with equipment, guests will be responsible for any damage to pool and equipment.

No climbing on the rock feature.

No jumping and diving into pool from rock feature.

No diving into pool.

Do not prop-open the pool safety fence gates.

Towels

We provide ample towels for swimming. We suggest hanging wet towels on the pool safety fence to allow them to dry for reuse.

Salt water pool

Our pool is a salt water pool, this means the water is more gentle on eyes and skin than a standard chlorinated pool. We hope you enjoy this feature!

Pool features control

The pool equipment is controlled by software. We can help you turn features on and off, or you can do that yourself with the Pentair App we provide on an iPad. Please do not activate the Cleaner pool feature.

Heater
The pool is equipped with a heater, there is a charge to use the heater. Initial heating of the pool is $250 and $150 per day on subsequent days.
There is no charge to heat the hot tub but we ask guests to use it responsibly.

Hot Tub

The control App allows you to turn the spa on, turn the heater on, and turn on the blower for a bubble jet effect. It is configured on a timer will automatically turn off.

Bubblers

Guests may activate the bubbler feature which sprays water from 6 jets on the lounging ledges. This feature is on a timer and will automatically turn off.

Waterfall and Slide

Guests may activate the water falls and water slide features which sends water from rock and grotto structure. This feature is on a timer and will automatically turn off.
